The company itself is financially safe: it's investment-grade (ICRA AA+/A1+, CRISIL A1+) and has booked more sales than any other listed Indian developer for three straight years. That doesn't mean every individual project is risk-free. Godrej Green Vistas, a project in Pune, shows a Godrej-brand project can still run more than a year past its RERA deadline. How do I check a specific Godrej project's MahaRERA registration?

Our research could not independently verify RERA registration numbers for any project in Godrej's Mumbai, Thane, or Navi Mumbai portfolio, because MahaRERA's database wasn't accessible during our research pass. Has any Godrej project missed its possession date?

Yes. Godrej Green Vistas in Mahalunge, Pune missed its original RERA deadline of 31 December 2024, and a six-month extension to 30 June 2025 was also missed. As of the most recent reporting, roughly 740 families remained without possession, despite Occupation Certificates reportedly obtained for all towers. No comparable failure was found for a Mumbai, Thane, or Navi Mumbai project in our research, but we also couldn't independently verify RERA status for those projects. Has MahaRERA taken any action against Godrej Properties?

Three actions surfaced in our research: a 2019 penalty (₹30 lakh) for pre-launch advertising, now closed; a May 2026 order on Godrej RKS in Chembur, Mumbai, directing a ₹6.21 crore refund to six buyers after their bookings were terminated over missed payments; and an order on a cancelled Godrej Emerald (Thane) booking capping the forfeiture at 2%, not the 5% originally claimed. Is the price I'm quoted the final price?

Is the quoted price based on carpet area or saleable area?

Our research could not confirm this for any project, since pricing data came from marketing and listing sites rather than official filings. RERA requires carpet-area-based pricing. What happens to my payments if the project is delayed?

Get this in writing from the sales team; our research did not find this information disclosed for any project. The Godrej RKS case is a useful reference point: MahaRERA upheld the builder's right to terminate a booking over a missed milestone payment, even though it later ordered a partial refund. Which Godrej projects are already delivered?

Within Mumbai, Thane, and Navi Mumbai, the clearest confirmed delivery is Godrej City, Panvel's Phase 1 and 2 (marketed as Green Terraces and Golf Meadows), reported sold out with possession already handed over. How does Godrej compare to Lodha in Mumbai and Thane?

Godrej currently leads on booking value (₹34,171 crore vs. ₹20,530 crore in FY26); Lodha leads on revenue and currently carries lower net leverage. Who should avoid buying a Godrej project right now?

Buyers with a fixed, non-negotiable move-in date; anyone who can't independently verify a specific project's RERA status before booking; and buyers who need low-friction post-possession support, our research found recurring complaints about rotating relationship managers and slow defect resolution. Is Godrej Properties the same company as Godrej appliances or Godrej & Boyce?

No. The Godrej conglomerate split into two independent groups in 2024. Godrej Properties is part of Godrej Industries Group. Godrej & Boyce (appliances, industrial) is part of the separate Godrej Enterprises Group. They're independently controlled; your impression of one doesn't tell you about the other.
