A New Developer Just Entered Thane's Office Market. Here's What It Signals for Thane West Residential Value

Sugee Group is building a 45-storey commercial tower at Cadbury Junction, Thane West -- its first project in Thane. Here's what's confirmed, what isn't, and what it means for residential value nearby.

A Mumbai developer with no prior track record in Thane is building a 45-storey office tower directly opposite Korum Mall. Here's what's confirmed, what isn't, and what it means if you own or are considering a home in Thane West.

If you live in, or are evaluating, a home in Thane West, a new project worth knowing about just surfaced: Sugee Group, a Mumbai-based developer known until now for luxury residential redevelopment in Dadar, Matunga, Sion, Mulund, and Bandra, is entering Thane for the first time, with a large commercial tower at Cadbury Junction, directly opposite Korum Mall. It is not a residential project, and it is not yet fully confirmed at the regulatory level, but a large, credible developer choosing Thane West for its market debut is itself a signal worth understanding.

Why now

The project surfaced this week, positioned as a Grade A+ office development anchored around Siddheshwar Lake, as part of a wider 50-to-52-acre cluster-redevelopment zone. It is early: the developer has not yet secured MahaRERA registration for this specific project, and key delivery details have not been made public. This note exists to separate what's real from what's still marketing-stage.

The project, in plain terms

The building is a single tower, 45 storeys above ground, with unusually large floor plates -- 40,000 to 50,000 square feet per floor, roughly double what a typical Thane West commercial building offers. Office units range from 1,200 to 7,000 square feet, designed by architect Hafeez Contractor. The location, Cadbury Junction opposite Korum Mall, puts it about 10 minutes from Thane railway station, with the under-construction Cadbury Metro station (Mumbai Metro Line 4) nearby once it opens.

What this means for Thane West residential value

Thane West already has one established commercial anchor: Wagle Estate, a former industrial zone now home to multiple IT parks and corporate offices. This new project would be a second, independent commercial node, in a different part of the locality, not an expansion of the first one:

Wagle Estate (established) Cadbury Junction (Sugee, new)
Status Operating; transformed from an industrial zone since 1962 Announced 2026; marketing stage, MahaRERA registration pending
Anchor Multiple mid-size IT parks (several distinct buildings) One 45-storey tower
Scale ~2.48 sq km zone; reported 1.27 lakh+ people employed nearby 50 to 52 acre cluster-redevelopment zone; tower floor plates 40,000 to 50,000 sq ft
Nearest residential catchment Ghodbunder Road / Wagle Estate belt Cadbury Junction and surrounding Thane West pockets

So this means: if you're evaluating property near Cadbury Junction specifically, a second commercial catchment forming nearby, independent of Wagle Estate, is a real locality-level development, not noise -- it's the kind of thing that, over years, tends to bring more daytime population, retail demand, and rental interest to that specific pocket. If your property interest is elsewhere in Thane West, this doesn't change your near-term picture at all; the two commercial nodes don't overlap.

That said, this is a plausible early read, not a confirmed pricing driver, and the table above is deliberately asymmetric -- one column describes something operating for over a decade, the other describes an announcement. Thane West's own price data already shows a wide, unresolved spread across sources (a greater than 30% gap between the lowest and highest whole-locality averages on file), and no comparable large commercial project has yet completed near Cadbury Junction to show what residential spillover, if any, actually looks like. Treat this as a locality-level development to watch, not as a reason to expect an immediate price move nearby.

What's confirmed, and what isn't

Confirmed, across multiple independent sources: the location (Cadbury Junction, opposite Korum Mall), the building's scale (45 storeys, 40,000 to 50,000 sq ft floor plates), and the architect (Hafeez Contractor). Also confirmed: this is Sugee Group's first project in Thane, a genuine market entry, not an expansion of an existing local presence. Not yet confirmed: the project's MahaRERA registration, which sources describe as still "in process," not yet issued. The Phase 1 delivery timeline has not been disclosed anywhere we checked. And whether the development includes any residential component beyond the office tower is not stated by any source consulted -- every source describes it as commercial-only, but that is an absence of information, not a confirmed answer either way.

What buyers, owners, and investors should do

If you're evaluating property in Thane West specifically near Cadbury Junction, this is worth tracking, not yet acting on. A large commercial project without a MahaRERA number and without a published delivery date is still a marketing-stage announcement, however credible the developer. If you're a longer-horizon investor interested in Thane West's broader commercial trajectory, the useful takeaway is that a second serious developer, independent of the Wagle Estate cluster, now sees enough demand in Thane to build here -- a data point in favor of the broader thesis, not a reason to move on any specific nearby property today.

What we're watching next

We're watching for MahaRERA registration to actually be filed, for a disclosed Phase 1 delivery timeline, and for any confirmation, one way or the other, of a residential component. We'll report back once that source material exists, not before.

ARVANA covered Thane West's broader micro-market picture in our Thane West Micro-Market Intelligence Report, which this note's underlying research extends rather than replaces.

Frequently asked questions

Is this a residential project?
No source we checked describes a residential component. It is positioned as a commercial office tower. Whether a residential element could be added later is not something any source confirms or rules out.
Has this project received RERA approval?
Not yet, as of the sources checked. Multiple sources describe the registration as "in process."
When will it be completed?
Not disclosed anywhere we found. Treat any specific completion date you encounter elsewhere with caution until the developer publishes one directly.
Does this affect property prices in Thane West today?
Not directly, and not yet. It's a locality-level development worth tracking, not a confirmed driver of near-term pricing.
